Does My Roof Need to be Replaced

These are some of the key signs that your current roof needs to be replaced:

  • Missing, cracked, or curling roof shingles.
  • Dark, dirty-looking areas on your roof.
  • Roof shingle, sheathing and siding decay.
  • Leakage in attic after driving rain.
  • Stains on interior ceilings or walls.
  • Blistering and/ or peeling of outside paint.
  • Excessive energy costs.

The roof is responsible for protecting your home from the forces of nature and for providing proper ventilation for the home.

Can I install a new roof on top of the old roof?

A roof installed on top of your existing roof can not be installed properly and will not last as long as a properly installed roof into the wood decking of your home. Many material manufacturers not only specify that the old roof be removed, but reduce the expected life and warranty of the roof installed on top of the old one. Since roofing is designed to be installed on top of a smooth and sound wood deck, this can only be accomplished by removing the old roof and inspecting the decking for rotted wood, termite & carpenter ant problems, damaged flashing and many other causes of common roof problems.

Are all contractors insured to work on my roof?

No. Insurance policies offered to contractors vary depending on the type of work covered. Specific insurance covering work performed on roof tops costs more money and is not generally included in most policies.

BOTTOM LINE:
If a contractor can not provide you with a copy of insurance listing residential roofing as a covered item, question their qualifications for working on your home.

Are all warranties the same?

Statistics show that over 4 out of 5 roofing contractors will not be in business longer that 5 years. We offer warranties backed by both Reality Roofing & GAF, a hundred year old billion dollar company. This will provide you peace of mind.

Warranties of up to 12 years covering both labor and material are available

  • Chosen as among the top 2% of roofing contractors in America by GAF Materials Corp
  • 1 day installation on most jobs. (well planned & organized experience)

What are the 5 most important questions that I should ask a roofing contractor?

  • Do you offer a warranty?
  • Can you provide references of customers in my home town?
  • Do you use sub-contractors on any portion of the work specifically the removal or installation teams?
  • Are you licensed & insured for roofing and workers compensation?
  • Will you provide a detailed written estimate listing brand names along with start & completion date?

What is the right price for a new roof?

Because there are not many big name national contractors in the residential market to set the standard for a fair price, consumers have always had the burden of weeding through the varying options presented to them. Ask yourself:

  1. Will this company provide me with the customer service and warranty that I need?
  2. Can this company be trusted to provide competent work?
  3. What type of guarantee do I have that I will get what I am paying for?

Is attic ventilation important?

Yes. A properly balanced attic ventilation system will help to:

  • Remove excess heat & moisture to protect your roof from premature deterioration.
  • Prevent roof rot in your attic or roof deck.
  • Minimize peeling and extend the life of interior & exterior paint.
  • Safeguard your attic possessions against mildew damage.

What does a leak barrier provide?

A quality leak barrier will help:

  • Create a 100% watertight seal that keeps water out of the most vulnerable areas of your roof.
  • Protect your home by preventing costly repairs due to wall or ceiling staining.
  • Prevent leaks due to water damming in your gutters, wind driven rain and damaging ice damming.
